What Springfield weather does to a property

Three local conditions account for most of the work we are called out to, and none of them come off with a garden hose.

Humidity and shade

Ozarks summers hold moisture against north-facing walls long enough for algae and mildew to colonize them. Soft washing is what clears it properly — a solution that kills the growth at the root, rather than pressure that removes the visible layer and leaves it to come straight back.

Hard water and iron

Mineral staining shows up on concrete, brick and around sprinkler heads as orange-brown discoloration. It is a deposit rather than dirt sitting on the surface, so it needs treating rather than blasting. We will be straight with you at the quote about how much of it will lift.

Freeze, thaw and road salt

Winter grit and salt get walked and driven onto driveways, garage floors and steps, then work into the concrete through every freeze-thaw cycle. An annual spring clean is the cheapest protection a concrete drive gets.

Usually hard water and iron in the local supply, sometimes combined with sprinkler overspray. It is a mineral deposit rather than surface dirt, so it needs the right treatment rather than more pressure — we will tell you honestly at the quote stage how much of it will lift.

Yes. Storefronts, restaurants, warehouses, apartment buildings and fleet accounts are a large part of what we do, and commercial work can usually be scheduled before opening or after close so it does not disrupt business.
